In a strange turn of events, my wife and I are nearing the closing date to sell our house. We are moving to a high rise in downtown Nashville. We were trying to sell over the summer, but realized we needed to do about $15k-$20k worth of upgrades to make things more current. So we pulled out of the market and started planning. We received a call from our realtor a little over a month ago saying someone reached out to see if the house was still for sale - this was the day after I scheduled someone to come out to price new flooring for us. We jumped on it and said why not! By that Friday we had a pretty reasonable offer on our house. Early the next week we were under contract!
Purchased in early 2014 just before we got married, the house in cul de sac has really treated us well
It’s truly felt like a whirlwind, but we’re at the point wh ere things are really starting to feel real. My wife’s dream is to live in a high rise with tons of walkability. So I am saying adios to our two car garage and ability to tinker on my cars for five stories of underground parking and a tenth floor balcony view of the city (and cutting square footage by about 70%). W hile it’s her dream, I share the enthusiasm. I know it will make for a great spot for us both. I am pretty excited for the change!
The tall building in back, we’re in that!
All that to say, any tips, tricks, or recommendations Apartment Dwelling Oppos?
I lived in a condo with surface parking prior. It wasn’t pitched as a luxury space, so I was able to tinker a little. This will definitely be a bit different.

Seriously, that’s a pretty cool change and something something Millenial environmentalism, etc. Nashville is a great spot and I’m a bit jealous. I just don’t know if I could get used to not working on the car, or having to hop on an elevator with 17 bags of groceries.

Just curious, how much does a house like that sell for? Always like to torture myself know how real estate is priced in other areas.

My building prohibits working on cars, but I still tinker on the fintail when it has a hiccup. Nobody has said a word - but that might be a symptom of living in a relatively laid back area. The only irksome issue is that the building was built with one garage spot per unit.

Having been a homeowner for coming up on 4 years, I do miss apartment life. Much less stress, not really responsible for building or yard maintenance or snow removal. I do like being able to work on whatever I want in my own garage or yard though. I say enjoy it, take in the city life, see some Predators hockey and titans football if that is your cup of tea .

Oh HELL no!
The other commuters at my job make fun of me for staying at a hotel on the north loop when I could just stay downtown and walk over to the project office like they do. I need my daily drive time.
I also need space to work on projects. Forget the projects, there’s a lot to be said for getting out of the confines of the house, but not having to go somewhere else. Puttering in the yard or garage is excellent for maintaining sanity.
I wish you the best. There’s no way I could live like that again.

Super, super jealous. Like your wife, I’ve always wanted to live in a super high rise in a bustling city. My partner...she doesn’t share that enthusiasm so we’re stuck in the suburbs. Congrats, and I’ll be visiting Nashville in the spring so any recommendations are welcome!

My takeaway when I moved from sort of the suburbs to the city - everything is closer, but it’s actually the same distance or farther away in terms of the time you spend to get there .
I live in Toronto, which is denser than many cities. So your mileage will vary.
E ven though the store is 2km away, it’s a 7 minute car ride door to door. In the city, the store may be half that distance, but it will take you time and energy to walk the 1km. And then walk back.
And good luck if you want to carry stuff. You gotta lug around some contraption around your back with straps that weigh your spine down. Or get a cart. Alternatively, you will have to purchase a bicycle with a basket and a locking contraption to secure it to civil structures, much like tying your horse to a post.
And good luck getting any respect from the motor car drivers on your trails !
Everything has become too medieval for me.
I’ve never had to think if I can get parking with ease to where I’m going. Or if the next place I wanna go to will have it too, till now.

I ask myself the same question. If I ever own a detached house, it won’t be near here.
Per melissadata, the average selling price in my zipcode last month was 1.3MM - USD, and that’s below the 24 month average.

New building looks nice, though is that really considered a high-rise in Nashville? We’d definitely consider that a mid-rise, but I guess it’s fair enough for things to be relative .
Anyway, for tinkering, see if there’s a shared workspace/club you can join? I don’t know about Nashville, but there are places that offer some combination of garage bays, lifts, machine tools, CNC routers, 3D printers, etc. If there’s something like that which covers the things you’d need in your area, it might be well worth the price of admission.

If you can afford it, maybe rent a local spot to wrench on the car, I live in a city, and while I could work on my car on the side of the road it surely isn’t safe, so I will either use the public lot down the street, or there’s a race boat shop behind my apartment I can go to and use his little lot to do basic stuff.
It’s tough, I went from a decent sized back yard, and a quiet street to middle of downtown small city. Seeing as how you’ll be in the bigger city, working like that might not be doable.
Shop space could be cheap, I have a buddy who rents a large shop for almost nothing, threw a lift in there and does all his own work when he wants.

So you can get the full feel of how 2006 the house is, but we’re selling for $317k and had no issues with appraisal. Some updated homes in the neighborhood are going for $330+- with a slightly smaller footprint. We have one of the larger layouts at ~2450 sq ft.

This is the realistic view I think I’m asking for. It’s currently just us and we have plans to keep it that way and we’re currently doing the grocery store daily for dinner or just going out - interested to see how that evolves. Trader joes is directly across the street as a reference point.

Zero percent of this is for environmental reasons, but I can see what you’re getting at. We’ll see how the change goes.
As for the balls and tools in her purse, she moved to Nashville away from all of her family in the first place. She puts up with my car addiction and has supported me through grad school, she deserve the win for this one - and like I said, I’m pretty excited for it too.

Walking downtown is amazing. I live in a smaller city but still with a nice downtown. Even in poor weather, I walked everywhere. You save so much more money for activities/food/drink. And don’t be afraid to explore! I had an amazing date one time where we toured the medical district and saw the stunningly gorgeous hospitals and their associated medical schools/museums/research areas. It ended up being really fun.

I didn’t cal l it a high rise, until I heard the building management do it . It’s only 18 stories, but is the tallest in the area (called Green Hills which is not completely downtown). There are actual high rises downtown that would dwarf this little dude for sure!
I don’t do a ton of work anymore as both cars are newish and warrantied, but I do like to tinker/clean/what have you. I think it would be nice to find a place like that though for future toys so actual work can be done.

I lived in a downtown loft for 3 or 4 years and loved it. Mostly moved because my love of wrenching was becoming incompatible with apartment life. I’d echo what others here have said, if you’re a tinkerer I would recommend finding a place to do so. Seems like in most cities you can rent space or join a maker space. With the former, that’d also give you additional sqft for tools and stuff that is incompatible with your new reduced space.
Being walking distance from stuff is awesome and I hope you’ll come to enjoy it. Doubly awesome if you two are in to drinking haha. One trick is to always walk, if you can. One trap that is easy to fall in to is driving when the weather is nasty, and that sets a bad precedent imo.

Do as much classic Nashville stuff as you can! Then make another trip to do off beat things. We’ve done two Nashville Oppo Meets, not sure when we’ll do the next - but that could be part of the trip

you won’t regret it.

Congrats. I think is really cool you are positive about it me and the wife have been looking for a house with a garage, i dont think i would give up a garage maybe when i am in my older years and dont want to deal with the maintenance of a house.

I’ve been working through it in my head. We’re both in newer warrantied cars and plan to be for a bit - I’d like to pick up another toy at some point, but I’m not in a rush. I think I can survive. Good luck on your search! Don’t let the garage turn in to storage space.

Not to be snoopy, but one of my closest friends in college worked at the movie theater near there and I spent wayyyyyy too much time in that part of town. I’d get off work late (restaurant), grab bagels at the donut den, and then go build films for free in exchange for free private screenings.
I never want to share walls with anyone ever again, but that would definitely be a cool place to live. I often wish I was like 6-8 blocks closer to light rail here so I could have a similar social experience without the living situation.

What college? I went to Belmont and have been here ever since (graduated 2013).
The reason we bought a house was due to not wanting to share walls as a married couple, but we’re still young and house in the cul de sac of an established neighborhood was starting to wear on us.

I will say - this house about a mile down the road would be about $100k more from what we’ve seen (different county) or a mile up the road would be about $100k less (same county, shifty area). Not a swing in to the millions, but still a hefty change.

Spent a couple years at MTSU, worked at Ruby Tuesday on Donelson Pike or occasionally Lebanon or Mt. Juliet. I lived there maybe 4 years total but I’ve been gone for a bit.
I think my aversion to shared walls is due to a decade of inspecting apartments. I’ve seen too much :)

My family used to own a furniture rental business and we furnished apartments. It’s disgustingly weird what a lot of them look like afterwards.

Same here, my wife and I are stunned at the number of people where we currently are that just have junk piled high in the garage meaning they park their new cars in the driveway...often unlocked resulting in regular thievery.
